Is the road maintained year-round?

Yes, our paved road is owned and maintained by the Township of Madawaska Valley as a year-round public road.

The Township of Madawaska Valley office is located in the town of Barry’s Bay about five minutes east of Algonquin Heights. Visit http://www.madawaskavalley.ca/ for more information.

Where do we go for building permits and information on approval requirements and zoning?

Is there parkland and public access to the lake?

Can you recommend qualified builders and trades?

Yes, there are two parks at Algonquin Heights owned and maintained by the Township of Madawaska Valley.  One provides access to the shore with a footpath and amenity space at the waterfront.  The other is across the road on a dramatic hillside with incredible views of the lake, particularly when the leaves are off.

Are there any special restrictions on home/cottage construction?

How are the lots serviced?

Yes, building covenants apply as well as municipal zoning standards to be respected.  Please contact us for details.

Lots will require on site well and sewage disposal services.  All lots have constructed driveways and cleared building sites.

Are the prices negotiable?

Is financing available?

We can help direct you to financing institutions to assist you in your purchase and building project. Consult your bank if your purchase is for a second dwelling.  Banks typically are more supportive of financing a second dwelling if it is on a year-round public road, which is the case at Algonquin Heights.

No, the advertised prices are not negotiable. HST is in addition to the purchase price.  HST rebates are available if the purchase is ultimately for a principal residence.

What’s Trout Lake like?

What kind of fish can you catch in the lake?

Is there good swimming at the shore of the waterfront lots?

What’s the nearest town for shopping?

Both waterfront lots have excellent swimming right from the shore, with a sand bottom. The water is deep about a dock’s length from shore.

Barry’s Bay, about five minutes to the east, offers almost all your basic shopping needs, including grocery stores, hardware stores, department stores, outfitters, restaurants, banks and other services.

Trout Lake is an idyllic Canadian Shield lake about 3km long, 137 hectares in surface area, and has a maximum depth of 47 metres. It has crystal clear water, and is part of a chain of four lakes, some boat-able from Trout Lake, and easily canoed.

Trout Lake is mainly known for lake trout, but there are also walleye, small and large-mouth bass, whitefish, perch and other panfish.

What about hospitals?

The nearest hospital is St. Francis Memorial Hospital in Barry’s Bay.  There are also dental, chiropractic, and other services in Barry’s Bay.
